Today we’d like to introduce you to Teria Bowens.
Teria, can you briefly walk us through your story – how you started and how you got to where you are today.
My journey started at 13 years old when I said out loud, “I will never be broke”. I answered the call and said “YES” to break the bondage of lack and poverty in my immediate family. Since I saw my parents struggle to pay bills, quarrel about money and not fulfill their potential; I started babysitting. I was later hired at my first job waiting tables at Frisch’s Big Boy. I budgeted and saved over $5000 as a deposit for my first property at the age of 19. My “YES” paved the way for my family. Years later, my parents purchased their first property after bankruptcy, my brother along with other friends and family purchased homes in Texas. It is my goal to leave a legacy for my nieces, nephews and children. Ten years after I purchased my first property, I established my first official business T. Bates Properties, LLC where I purchased approximately ten properties throughout the years 2010-2012. What an epic moment.
After acquiring multiple properties and while working a full-time job, I knew there was more. I sought other endeavors but failed miserably. It was then, during a branding class, I was reminded that Real Estate is the tool God wanted me to use to serve others. I would often refrain from sharing my story but when I did, people would inquire about how to purchase a home or how to invest in Real Estate. This prompted me to start Discover Investments, LLC in 2018. Although I knew I was to serve others, my motive wasn’t aligned with God’s. Honestly, I just wanted to create passive income and keep everything to myself. Due to my mindset, I believe I experienced a season of failure to realign me with God’s plan for my life. God’s vision for me is to help others discover a better way of living by assisting them with the process in purchasing their first home, purchasing investment properties for passive income and fix/flip property to build wealth and leave a legacy. As of late, my portfolio as of now has decreased because I have sold several within the last five years.
As a believer, servant of Jesus Christ, wife to the love of my life Kevin Bowens, daughter, sister, cousin, friend, Real Estate Investor, IT expert and serial entrepreneur; I am honored, grateful and thankful for the journey so far. My future is bright, and I am excited for the journey ahead!
Great, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
NO! If so, there will be no change or growth along the journey. The biggest challenge I experienced when I started T. Bates Properties, LLC was learning the business and assessing character to know who to partner with or hire for jobs. I thought to create passive income, my responsibilities would be renovating the property, securing tenants and then I would live happily ever after. I was wrong. I didn’t know I would have to wear so many hats and would essentially need certain skills to be successful. Throughout my journey, I obtained skills in management, maintenance, discipline, bookkeeping, taxes and more.
Additionally, a valuable lesson I learned was to hire the experts in those areas because I couldn’t do it on my own. Many people see the glory but don’t know about the hurdles and hardships. I had to overcome legal issues and desist from making decisions built on my emotional attachments to my properties. Also, I’m sure many can attest to this but when you have assets, you become a target. And unfortunately, I had several lawsuits. I was attached to my properties and I made excessive improvements which, in the end, negatively affected my property evaluation; creating a financial encumbrance.
Please tell us about Discover Investments LLC.
Discover Investments, LLC is a Real Estate company that offers residential and commercial services to individuals and businesses. Services include real estate agent, leasing, property management, wholesaling and notary closing agent.
As a Florida Licensed Realtor, I assist my clients with the process of buying, selling and leasing properties. Currently, I am completing the requirements to become a Notary Closing Agent. This service ensures Real Estate loan documents are executed by the borrower, notarized and returned for processing on time.
My mission is to help my clients discover and experience that Real Estate is the American Dream. I envision my clients purchasing their first home, then taking the equity to purchase investment properties. Or they will purchase a four-plex on an FHA loan, stay in one of the units while the tenants pay for the investment and they live rent-free. Years later after saving a percentage of the profits and being disciplined financially, they’ll purchase or build a commercial 20-unit apartment building to create massive passive income to build wealth and leave a legacy for their families.
What are you most proud of as a company? What sets you apart from others?
Integrity! I make it my top priority to always be honest, be consistent and stick to ethics. I am not in business for schemes or to take advantage of my clients. I live out this motto daily, “in everything, do to others what you would have them do to you.” That is what sets us apart.
What moment in your career do you look back most fondly on?
I am most proud of becoming a Florida Licensed Realtor. Again, I am reminded of the vision and why I received my license; which is to offer exceptional services to my clients.
