Today we’d like to introduce you to Federico Nunez.
Federico, can you briefly walk us through your story – how you started and how you got to where you are today.
My family moved to the U.S in 2010, after living conditions in Venezuela kept deteriorating. I was 14 at the time, leaving friends and family behind. As immigrants, we were allowed to stay in the U.S with student Visas. With such visa, we weren’t allowed to work as employees, and so my father began investing in real estate. While studying for his master’s degree, finding time to provide for the family and manage his properties was becoming increasingly hard, and so he hired a property management company to lessen the workload that comes with managing investment properties.
Four years later, and graduating from high school in the U.S, I wanted to begin making my own money. Unfortunately, with a student visa status, the law did not permit me to be employed. I was unable to work for someone and receive a paycheck. Although the law did not allow my employment, it did allow me to create my own business and employ others.
Since very young, I’ve had a passion for real estate. If I wanted to make my own business, it had to be in the real estate sector. Looking at how my father struggled with the property management companies he hired, and doing some research on the matter, I decided to start my own property management company.
Soon after founding the company, I became a licensed real estate agent. 3 years later, Novel Management now transacts more than half a million dollars a year, and is increasingly growing by day. Success comes with taking the right opportunities in life. I saw an opportunity that aroused due to the circumstances, and I acted upon it. Currently, at the age of 20, I can proudly say I am among the youngest licensed real estate agents and business owners in Miami.
Has it been a smooth road?
The road to success is never an easy one. I cannot deny the fact that I am too young to be saying that, but every book, article, podcast and stories about successful entrepreneurs that I’ve read and heard teach you that. I knew that making a company wasn’t going to be easy, and that there was a huge chance of failure, but with enough perseverance and resilience, success can be achieved. Being so young in the real estate industry and starting a company at such a young age has made it difficult to appeal to investors and clients. Yes, I have been turned down and disfavored by many. But its all about personality. If you know what you’re doing, and act like it, people will trust you. I believe being young is an advantage. I might not have the experience that others do, but I have the energy to learn and work better than my competitors. And it’s working.

How do you think the industry will change over the next decade?
The real estate industry is here to stay. Everyone has needed, needs and will always need a home. Because the real estate industry is so old, with land ownership claims dating thousands of years ago, it tends to stay somewhat behind the technological advances that can help many sectors in the industry become more efficient. Property management is just one of the real estate sectors that have been slow to adapt technologies that could help it. That is why Novel Management is based on technology, using leading software and always staying up to date with the most current of technologies. The next frontier for property management, and virtually every other business, is the implementation of AI. Such implementation would allow property management companies to increase efficiency, increase returns, reduce cost, help with property maintenance, and improve tenant/owner communications. One thing is clear, in the next 5-10 years, people will still be buying houses, and they will still need property managers. The only change will be in the level of technology of used.
