Today we’d like to introduce you to Daniel Ochs.

Hi Daniel, can you start by introducing yourself? We’d love to learn more about how you got to where you are today?
I started as a full-time real estate investor, underwriting hundreds of single‑family deals and living firsthand in spreadsheets, rent comps, and rehab estimates. Over time, I became frustrated with how slow, subjective, and inconsistent property analysis was—especially around renovation costs and asset quality. The tools on the market didn’t think like an investor, and almost none of them accounted for visual condition at scale.

That frustration led me to build Propspectra. I combined my investing experience with AI to create a platform that uses image-based analysis and rental data to quickly estimate repairs, classify assets, and improve deal quality decisions. Today, Propspectra is live, available, and is built by investors, for investors—focused on speed, accuracy, and helping people confidently say “yes” or “no” to deals faster.

Can you talk to us a bit about the challenges and lessons you’ve learned along the way. Looking back would you say it’s been easy or smooth in retrospect?
Definitely not a smooth road. The biggest challenge was going from being a power user of real estate tools to actually building one. Translating investor intuition—how we “see” a deal just by looking at photos—into something AI can reliably replicate took a lot of trial and error.

Another major struggle was focus. Early on, there were a lot of directions Propspectra could go, but I had to stay disciplined and build something narrow, useful, and accurate before expanding. Balancing product development, validation with real investors, and limited resources was tough.

That said, those challenges shaped the product. Every friction point came from a real problem I personally faced as an investor, and solving those problems is what ultimately made Propspectra stronger and more differentiated.

Alright, so let’s switch gears a bit and talk business. What should we know?

Is there any advice you’d like to share with our readers who might just be starting out?
My biggest advice is to get as close to the real problem as possible—and stay there. Whether you’re investing or building a business, theory doesn’t replace reps. Underwrite real deals, talk to real users, and let actual pain guide your decisions.

I also wish I had understood earlier how important focus is. It’s tempting to chase every opportunity or feature, but progress really comes from doing a few things exceptionally well. Speed and simplicity matter more than perfection.

Lastly, don’t underestimate how long things take. Everything—building a product, closing deals, gaining trust—takes longer than you expect. Stay patient, stay consistent, and build for the long term. The compounding effect of showing up and improving every day is real.
