Today we’d like to introduce you to Brooke Boles. She and her team shared their story with us below:
From achieving the highest price per square foot in the history of her neighborhoods to selling multiple expired listings within days at top dollar when other agents couldn’t get the job done in months, master networker, and multi-faceted Real Estate Advisor, Brooke Boles, believes there is no deal too challenging.
Brooke utilizes her experience at Coldwell Banker Boca Raton to help clients navigate the exciting and complex real estate landscape as a marketing machine with strong negotiating skills, an extensive database of high-caliber clients, and exceptional design skills. Her motto is “PREP + STAGE + STRATEGIC MARKETING = MAXIMUM VALUE IN MINIMAL TIME.”
She recently created Envision Home Staging & Design, a turn-key in-house staging, design, and marketing company to give the best value proposition to clients as well as other real estate professionals whether they are buying, selling, or investing. Envision can prepare a home with painting, landscaping, handyman work, and home staging to maximize the value in the least amount of time, as well as offer custom interior design after a new home purchase.
Brooke offers an impressive global stage to showcase her properties using creating a 360 marketing approach including digital marketing, social media, print mailers, public relations, and event marketing with Sushi and Champagne Brokers Opens and swag bags, to being showcased in the luxurious The Boca Raton, a 5-star resort where affluent visitors from around the world seek the finest, golf, tennis, spa, and beach amenities.
Brooke Boles entered the real estate industry 21+ years ago as a house flipper, property manager of a 42-unit luxury apartment complex on the famous Sunset Strip in West Hollywood, CA, and interior designer. She graduated with a B.A. in Public Relations from Pepperdine University in Malibu at the age of 20.
Originally from Houston, TX, she moved to Los Angeles at the age of 16 to pursue a career as a professional actress in TV shows, and spokesperson for an exclusive skincare and shoe company. She found her passion in design and created a fashion accessory line sold in Nordstrom followed by a path as a beauty entrepreneur where she created multiple luxury cosmetics, haircare, and professional distribution companies.
As a Real Estate Advisor, it’s important to differentiate properties being listed from others on the market. Marketing precedes sales. In order to maximize the value of a home and minimize objections, staging is critical in helping the buyer to envision themselves living there. When the housing market started to skyrocket in 2021, as homes were selling sight unseen over the asking price, many staging companies went out of business.
When Brooke’s client needed their house sold fast and she called staging companies, but no one could accommodate her. So she did what any good real estate agent would do…. she moved her house of furniture into her client’s home. The house sold in 5 days! Brooke knew she could give a better value proposition to her clients as well as other agents.
Can you talk to us a bit about the challenges and lessons you’ve learned along the way? Looking back would you say it’s been easy or smooth in retrospect?
Life is never a smooth ride and nor should it be as you grow from the bumpiest roads traveled. In real estate, building relationships and trust is key. You have to think long-term despite wanting to see instant results. I enjoy helping people reach their real estate goals. However, getting people to agree to your plan of action can be challenging.
Also, it’s important to make 50-100 points of contact a day whether it’s by phone, text, or email. Not everyone wants to chat with you at your convenience. Also, people tend to think their houses are worth more than they are or that their expensive furniture from 20 years ago is still sellable and worth showing in photos. Real Estate is psychological. Some clients are psycho and some are logical. LOL!
As you know, we’re big fans of Envision Home Staging and Design. For our readers who might not be as familiar what can you tell them about the brand?
