Today we’d like to introduce you to Nicholas Sproul.
Hi Nicholas, we’re thrilled to have a chance to learn your story today. So, before we get into specifics, maybe you can briefly walk us through how you got to where you are today?
I grew up in Pompano Beach, Florida and had challenging childhood rotating households between my Mom, Dad, and Grandparents. My sister and I moved in permanently with my grandparents when I was about 10 and then suffered the loss of my Mother when I was 13 and Father when I was 15. I used this pain as fuel to make something of myself. In high-school I spent every free hour playing drums and writing cadences for my high school drumline. I graduated debt-free from Florida State University with degrees in Marketing and Management after doing door-to-door sales about 85 hours a week over my summers as a college student. It was the best and worst sales experience I could’ve ever asked for and taught me more about business and work ethic than I learned in the classroom. In 2015 I got my real estate license and joined a large brokerage where I joined a team as a buyer’s agent. After being awarded rookie of the year in an office of 160 agents and selling about 65 homes in my first 2 years in business, I got my broker’s license. In 2018 I partnered with the same company that taught me sales in college and opened a real estate brokerage as a solo agent brokerage. I completely shifted my focus to getting involved in the community, building authentic relationships, and adding value and by the end of 2020 I had reached about $10M a year in sold volume and had started recruiting and training other agents. In 2021 I expanded my real estate team to Orlando, Gainesville, and Jacksonville and was honored by Broward Real Producers magazine as a celebrated leader. In 2022 I was named Top 20 Under 40 by the Miami Board of Realtors, which had about 60,000 members. For the next few years I continued to grow my personal business to roughly $20M in volume per year, and my passion for mentoring and training agents continued to grow. In 2025 I started filming segments for a show called The American Dream, where I highlight businesses and real estate in Broward County. In 2026 I launched a new real estate brokerage called Cadence Real Estate Group as the broker-owner. I’ve never been more fired up to continue my real estate journey and mentor more agents on how to grow their own systematized, relation-focused, referral-based businesses. I am currently the president elect of the Hollywood Chamber of Commerce, a member of the Cooper City Business Advisory Board, as well as the Vice Chair of a Foster home that takes in teens called Children’s Harbor.
Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
The story might read like a highlight reel, but it was anything but smooth. In college I grew thick skin and learned the principles of sales the hard way…by staying service-minded while getting doors slammed in my face. In my first year in real estate, my claim to fame was that I closed 29 deals, but I had actually put together 48 deals, and experienced the pain of having 19 deals fall apart, mostly due to me having to learn technical mistakes the hard way. For the first 6 months in real estate I was working nights at a recording studio and days in real estate and the car I was driving had 260,000 miles on it and my bumper was literally tied to the car with rope. It would fall off while doing showings and I would have to pull over and tie it back up. The mistakes and failures taught me a ton and made me stronger. In 2018, I left a big name brokerage, left a team that was providing leads, and became the managing broker of myself, while completely shifting my business from transactional to relationship-focused. My sales took a dip that year and paying my new mortgage was no easy feat, but by keeping my faith in the system my business tripled the following year.

My personal client focus is on buyers and sellers that are typically high-earning, family-oriented, professionals looking to navigate luxury real estate on the West Side of Broward County. I use a true understanding of real estate strategy and the heart of a teacher to guide my clients through the noise and over-saturation of agents and information in our market.
From an agent perspective I’ve noticed 3 main reasons why about 90% of agents fail out of the business within the first 2 years: unrealistic expectations, lack of choosing and mastering 1 consistent lead-generation model, and a complete absence of mentorship in our industry. I’ve made it my personal mission to offer guidance, systems, and mentorship to agents that are growth-oriented and determined to win in real estate sales.

It may sound cliche, but I believe that luck happens when preparation meets opportunity and that the harder you work, the luckier you get. I have absolutely had some deals that came easy to me, but in most cases those opportunities would have never presented themselves or I would not have known how to execute on them if it weren’t for the thousands of hours put in previously or the countless mistakes I made early in my career. Still I believe that the more you focus on something the more of it you attract and I certainly can’t deny that I’ve had the opportunity to be connected with some great mentors and teachers throughout my life and my career. Had it not been for me Grandparents and their willingness to take in my Sister and I, I can’t tell you my story would have read the same.
