Today we’d like to introduce you to Chunju (CJ / Susan) Wang

Hi Chunju (CJ / Susan), thanks for joining us today. We’d love for you to start by introducing yourself.
I grew up in a strict, no-nonsense household, which basically meant I became the boss of everything—starting with my brothers and friends. Even as a kid, I was the one handing out tasks like a mini CEO during playtime. I was always the “problem solver,” whether it was finding the perfect solution or just making sure I got to be the princess in every game.

Throughout my career, I’ve carried this mindset. I worked at a tech startup from its first day until it went public, and later at a commercial real estate company, where I negotiated a deal from $29 million down to $23.5 million after the due diligence period. My ability to find common ground in negotiations helps ensure that everyone wins.

I also built an online financial model for my investor clients, making complex data simple and accessible. Whether I’m negotiating or creating new solutions, I love putting the pieces together and helping everyone succeed.

Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
The transaction of $29 million back in 2019 was highly complex, and I had no prior knowledge of commercial real estate—I was simply the office manager. The owner stopped using their representative and brought me in to lead the negotiations. While I was grateful for the opportunity, it was an incredibly stressful experience. We held bi-weekly meetings with the seller’s team, coordinated with the bank on financing, communicated with the attorney, and requested critical updates like an accurate rent roll. To better understand the process, I enrolled in commercial real estate courses on my own. By the time I joined, the transaction had passed the due diligence period, but it was during COVID, and the rent roll was outdated. I requested an updated version, and after conducting my own thorough investigation, I discovered the seller was undergoing a 1031 exchange. This insight was key in helping us negotiate the price down to $23.5 million.
