Today we’d like to introduce you to Cengiz Bayirli.

Hi Cengiz, it’s an honor to have you on the platform. Thanks for taking the time to share your story with us – to start maybe you can share some of your backstory with our readers?
My story really begins in Istanbul, where I was born and raised. Growing up in a city that connects Europe and Asia gave me a very global perspective from an early age. I later moved to the United States to attend Boston University, where I studied Business Administration. That experience opened my mind even more to international business, investment, and the importance of building strong relationships across cultures.

After graduation, I returned to Turkey and began my journey as an entrepreneur. Over the years, I was involved in different business ventures, but real estate was always the field that attracted me the most. I loved the combination of strategy, negotiation, market analysis, and, most importantly, helping people make life-changing investment decisions.

For more than 20 years, I have worked with international clients and investors, especially from Turkey and other global markets. About eight years ago, I moved to Miami, a city I immediately saw as one of the most exciting real estate markets in the world. Miami has this unique energy: international, dynamic, luxurious, and full of opportunity.

Today, I work alongside my wife, Giovanna Guzman, who is the owner and broker of International Realty Group. Together, we have built a boutique real estate company focused on luxury properties, pre-construction opportunities, relocation, and investment strategy. We serve clients not just as real estate agents, but as trusted advisors. Our goal is to protect their investments, guide them with clarity, and provide a private concierge-level experience.

What brought me to where I am today is a combination of global experience, entrepreneurship, trust, and consistency. I believe success in real estate is not just about selling properties. It is about understanding people, protecting their interests, and creating long-term value. That is what continues to drive me every day.

Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
No, it has definitely not been a smooth road. I do not think any real entrepreneurial journey is ever smooth. As a business owner, there are always ups and downs, victories and setbacks, moments of confidence and moments where you are tested deeply.

Over the years, I have faced challenges in business, partnerships, market changes, economic cycles, and the constant pressure of making decisions that affect not only myself, but also my family, my clients, and the people who trust me. There were times when things did not go as planned, and there were lessons that were difficult but necessary.

But I believe that is where real growth happens. One thing I have learned, and something Tony Robbins teaches very powerfully, is that challenges are not there to stop you they are there to shape you. Your problems do not define you; how you respond to them does. In business and in life, you must keep raising your standards, control your mindset, and take massive action even when the road is difficult.

For me, the key has always been resilience. You wake up every day, you fight for your vision, you protect your values, and you keep moving forward. Success is not about avoiding struggle. It is about learning from it, becoming stronger, and continuing with clarity and purpose.

Looking back, I am actually grateful for the difficult moments because they gave me wisdom, discipline, and a deeper understanding of people. They made me a better entrepreneur, a better advisor, and a stronger person.

Our business is International Realty Group, a boutique luxury real estate brokerage based in Miami. We specialize in helping local and international clients invest, relocate, and build wealth through South Florida real estate. Our focus is luxury properties, pre-construction developments, investment opportunities, relocation strategy, and personalized real estate advisory.

What we do is much more than simply buying and selling properties. We help our clients create a clear strategy. Many of our clients are international investors and families who are moving to Florida, so they need guidance beyond the property itself. They need to understand the market, the neighborhoods, tax considerations, legal structure, financing options, lifestyle, schools, banking, and long-term investment potential. We bring all of that together in a very personalized way.

I work alongside my wife, Giovanna Guzman, who is the broker and owner of International Realty Group. Together, we have built a company that is boutique, relationship driven, and very hands on. We are known for treating our clients like family while still giving them a very analytical and professional investment approach.

What sets us apart is our combination of experience, honesty, global perspective, and concierge-level service. We have more than 25 years of experience in the South Florida real estate market, and we understand both the emotional and financial sides of real estate. For many clients, buying a property in Miami is not just a transaction. It is a major life decision, a wealth strategy, and sometimes a new chapter for their family.

We are especially proud of the trust we have built with our clients. Our brand is based on being truthful, welcoming, analytical, and deeply committed to protecting our clients’ interests. What quality or characteristic do you feel is most important to your success?
The most important quality behind my success is trust.

In real estate, especially in the luxury and international market, people are not only buying a property they are trusting you with their future, their family, their wealth, and often their dreams. That is a responsibility I take very seriously.

I believe success comes from being honest, consistent, resilient, and truly caring about people. My clients need to know that I am not just looking at one transaction. I am looking at their long-term interests. Sometimes that means advising them to move forward quickly, and sometimes it means telling them to wait, renegotiate, or choose a different opportunity. Protecting the client always comes first.

Another important characteristic is resilience. As an entrepreneur, you face challenges every day. Markets change, deals become complicated, and not everything goes according to plan. But you have to keep showing up, keep solving problems, and keep your standards high.

For me, the combination of trust, discipline, and genuine care for people has been the foundation of everything. Real estate is a relationship business, and when people know your intentions are sincere, they remember that. That is how you build not only a successful business, but a respected brand.
