Hi Erik , thanks for joining us today. We’d love for you to start by introducing yourself.
I grew up in South Florida around people who built their lives and wealth through their homes and small businesses. I attended high school and college in Miami. I also attended the University of Miami School of Law. After practicing litigation, I saw a constant theme: everyday homeowners owners felt outmatched when dealing with condo and HOA boards, managers, and developers. That gap is why I co-founded Perez Mayoral, P.A. with my partner, Michael Mayoral to give homeowners and unit owners a focused, trial-ready advocate that speaks their language and understands the practical realities behind Chapter 718 and 720 disputes.

We started small: a few files, a lot of grit, and a promise to be relentlessly client-centered—clear action plans, fast communication, and strategies that balance outcomes with cost. Word spread. Today our team handles hundreds of HOA/condo matters across Florida, from fines and records disputes to recall elections, developer issues, special assessments, and injunctions. Along the way, we’ve built the firm’s internal systems—templates, timelines, mediation playbooks, and billing transparency—so clients always know the plan and the next move.

I’m bilingual and very involved in the South Florida community, so education has become part of our DNA: town halls, realtor trainings, webinars, and frequent media commentary to demystify condo/HOA law for owners. Whether we’re sending a statutory offer to mediate, negotiating a complex settlement, or taking a case to court, the mission is the same: protect property rights, level the playing field, and help people get back to their lives.

We all face challenges, but looking back would you describe it as a relatively smooth road?
It hasn’t been a straight line. When we opened Perez Mayoral, P.A., most homeowners didn’t know where to begin with HOA and condo disputes. We started by teaching—free talks, simple guides, and clear action plans—so people could see the path, not just the problem.

Behind the scenes, we built systems: checklists, timelines, mediation playbooks. That kept cases moving and costs predictable. Hiring was another hurdle; this is a niche area, so we trained our team in-house to do things the right way every time.

The work can be messy—emotional boards, shifting rules, slow court calendars. We learned to be steady and strategic: push when it matters, settle when it’s smart, and keep clients updated at every step.

It wasn’t easy, but the bumps made us better. Today we’re a homeowner-focused firm with a clear mission: protect property rights and get practical results without the drama.

What’s carried me is the discipline to cut through that noise, define the objective, and turn it into a concrete plan clients can see and trust. Clarity forces good habits: tight communication, clean calendars, early mediation when it’s smart, and courtroom pressure when it’s necessary. It’s also how we build systems that scale—checklists, timelines, and playbooks that deliver the same quality on matter 200 as on matter one. That focus on clear thinking and follow-through has been the backbone of every result we’re proud of.
