Community Highlights: Meet Devron & Cortney Glenn of HomeVine

Today we’d like to introduce you to Devron & Cortney Glenn. They and their team shared their story with us below:

HomeVine is a real estate company that was founded by a husband and wife team who fell in love in Miami-Dade County, Florida. As active-duty military members, they moved around frequently to different states and found that the process of buying and selling homes was often stressful and overwhelming.

“I met Devron at the Seafood Festival on South Beach, he was bartending. At that time, he was doing real estate full-time and making a living by bartending and doing events. I was in nursing school at the time at Florida International University getting my Registered Nurse license” -Cortney.

Our journey of buying homes started in the heart of Miami, where we bought a brand new construction build in Model City, minutes from Wynwood, Miami. We loved living in that house and spent every day we could exploring Wynwood, downtown, and enjoying our beautiful city. After living in the home as our primary residence for a year, we decided to move into a studio in North Miami and turn our property into an Air BnB. It was extremely profitable until COVID-19 hit. All of our reservations were stripped from our calendar and we were forced to turn the home into a long-term rental, which we still have today.

After buying multiple homes direct from the seller, we realized that people didn’t know how to sell their properties on their own. They were intimidated by what to write in the contract, how to protect themselves legally, and how to even go about the process of selling themselves. We started helping families do that, without charging a fee and buying properties for sale by owners without a realtor.

We had a true passion for real estate and helping families, which inspired us to create HomeVine, a business that would allow others to sell their homes without a realtor giving people more control over the process, saving money on realtor commissions and allowing people to make the best decision for themselves and their families. Some people want to sell without having to take pictures, pay realtor fees, clean up the property, or deal with anything. We buy properties as-is meaning that the homeowner does absolutely nothing, besides sign a contract and sit with a notary to sign papers at closing.

“As we began to buy more properties, it became difficult for my wife and I to keep up with everything on our own. We hired a few people to help us, but we are still a small business. We love being a small business because it makes us unique in a way that we can personally speak with customers over the phone, can be more flexible, and personalize what sellers would like.

For instance, we offer flexible closing dates meaning that the customer can choose the date they want to close, giving them more time if they need to move. We have also given people money to move, rented moving trucks for people, and paid to tow old vehicles off of the property for them so that they can keep them; lots of people have things like that that are sentimental to them, and we want to make sure to meet those needs” -Devron.

We also work with people by providing referral fees between $2,000 and sometimes up to $10,000 as a finders fee. We bought a house recently from a woman whose daughter referred us, and we sent her daughter a $10,000 money order at closing. We believe that people should be rewarded for referring and that is how we find homes that we can renovate by word of mouth. Referrals can benefit both us as a company and the community. We want to reward the beautiful souls we have all over Miami for their efforts. Ultimately, we want to network, build relationships and foster a spirit of collaboration.

Our dream is to beautify the city by taking old, distressed properties and turning them into beautiful modern homes. We want to see houses that have boarded-up windows and junk covering the landscape cleaned up. We want to breathe life into neighborhoods, inspiring people to take care of their homes and revitalize neighborhoods. Not only will this make the lifestyle of our community more refreshing, but it will improve the economy in the area. Most importantly, we want to give people a sense of pride, hope, and a reason to believe in the positive future of our community.

This community has given us a sense of belonging and purpose. We hope to inspire others to feel the same way, taking ownership and making a difference. Can you talk to us about the challenges and lessons you’ve learned along the way? Looking back, would you say it’s been easy or smooth in retrospect?
The journey of starting a business from the ground up is daunting. There is so much information out there, that it almost leaves you paralyzed with information overload. It is hard to know who to trust and what actions to take (and in what order!) Buying properties can also be scary!

We had to learn how much renovations cost, what it takes to get a property renovated, and how to pick qualified contractors to ensure everything gets done correctly and to our standards. We have learned that we cannot do everything ourselves and that we have to allow others to help us. Our biggest advice is to get organized, keep receipts, file all important paperwork, and try to create systems that will allow you to more efficiently function. When you do that, you don’t have to think so much and that frees up space for you to focus on more important tasks.

As business owners, we have faced many struggles and challenges along the way. We have worked long hours, built a foundation, and worked multiple jobs just to make ends meet. But through it all, we have remained committed to our vision and to the people we serve. We have learned that starting a business takes hard work, determination, and a willingness to take risks. It requires a deep understanding of your customers and their needs, as well as a willingness to adapt and change as the market evolves.

But when you put in the work, build a foundation, and stay focused on your goals, you can achieve great things. You can create a business that provides value to the community, helps others, and stands the test of time. Our advice to anyone starting a business is to stay true to your vision, surround yourself with people who believe in you, and never give up on your dreams. With hard work and perseverance, anything is possible.

HomeVines also implements sustainable practices in its properties to reduce operating costs and increase energy efficiency. Currently, we have not purchased any large multi-family rentals. We mainly own small multi-families between 2-10 units and single-family homes. We believe that building new homes is an excellent way to address the shortage of affordable housing in the area. We are excited to be part of the solution and help families find a comfortable place to live.
