Meet Killian Grondin

Today we’d like to introduce you to Killian Grondin.

Thanks for sharing your story with us Killian. So, let’s start at the beginning and we can move on from there.
I always wanted to be in real estate in some sort of way. Growing up my family always had dinner overwatching HGTV in the background. My interest grew in real estate from enjoying the final touches of interior design, all the way to wanting to know every step of purchasing real estate and flipping homes to make a living. Luckily early after I decided my love for personal training and helping others in that way was not going to be able to allow me to live the type of lifestyle I wanted to, luckily a real estate mentor came into my life and pushed me and asked why not start now with something you’ve always loved.

At the time, I was 21 years old and the legal age to be able to have a real estate license is 18. As I was thinking of what was my next career choice, luckily, my best friend Nevada Henderson’s younger brother Boston (I know funny they are both named after states). I packed everything I owned from my parent’s house and left to live with them in Atlanta. Nevada, my best friend since 4th grade and I thought it was going to just be a lot of fun and a lot of easy money. Unfortunately, at the time, it was the complete opposite. I joined a family team that the mentor created as soon as I arrived in Atlanta. At the time, I was in real estate for five months and did not make a single penny. I just spent a lot of it. My mindset was not prepared for how difficult selling real estate really can be. Having no family or friends to depend on for sales or rentals, I struggled a lot more than most that grew up there. I ended up making $1,000 off of an $8,000 commission after all the team and brokerage splits six months into my career…

I left the team and decided to pursue real estate on my own. I didn’t want to depend on anyone but myself anymore. By the end of my first year on my own, I had done about 1.3 million in sales. Life-changing money coming from personal training and working at a car wash scrubbing peoples rims clean. I worked with a lot of music industry clients for high-end rentals and realized as everyone else, luxury real estate is where I wanted to brand myself. (can name some of the clients if you would like). Eventually, from living with my ex in Boca Raton, Florida, I knew my goal was to end up somewhere in South Florida. The weather, the people, the vibrant feeling it gave me waking up in the morning from being able to walk out on a balcony overlooking water and palm trees with a cup of coffee could never get old.

I told myself every day for three years that I would get there as soon as I made enough to pack up and move. I did exactly that after my first great year of real estate. And I have now been doing real estate in South Florida for about seven months now. I have found clients, from friendly referrals and meeting people out and about, but mostly my clients have come from my social media accounts, especially TikTok. Life has been a blessing since moving here. The friends I’ve made, the boom of my business, and the way life is here. Too many more years of real estate, and South Florida.

Great, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
Real estate is the complete opposite of a smooth road. There’s bumps, sharp turns, potholes, and anything else you can think of lol. But at the end of the day, it’s completely worth it if you love helping others and real estate. Many of the struggles I have faced came with being introverted. It was and still is very difficult for me to step out of my comfort zone and approach people and or start conversations. My business was tremendously hurting in Atlanta because of it. I decided to get over it and just be myself. At the end of the day, there will always be someone that doesn’t like you and someone that loves you for you, and that’s okay because then you find who truly loves you without any effort.

I struggled a lot with the uncertainty of when I was going to make my next check. There is no pay unless you close. As agents, we can work 70hrs a week and put all the work in for documents, showings, etc. But the last day the house can have an issue and the deal falls thru, leaving you with nothing. Or you can’t find any new business and you have no idea when the next client will come. This phased me at. First, I got a side job valeting in Atlanta to make sure I would be able to eat and have a roof over my head. But then I realized everything is up to me. I can either make it work or give excuses and keep half-assing. And this is when my socializing skills began to improve, I had to make it work because this is what I love.

Please tell us more about your work, what you are currently focused on and most proud of.
My business is nothing more than selling people’s experience. At the end of the day, I help others with the process of buying or selling a box. They don’t choose me because I see them a lot, or because I go out to the same spots as them, etc. What sets me apart is my clients choose to work with me because they trust that I will bring them the smoothest experience that they can have. I have a complete understanding of the contract process. I have developed negotiating skills that allow me to get the best for my clients. With the ability to connect clients to their dream homes, I focus on relationships and remarkable customer service. My client’s comfort through the buying or selling process is very important to me to ensure a sufficient closing. And this totally applies to rentals as well, yes I do work those too.

I specialize in relocation and investment properties. I also work for a large hedge fund on the side. I help them analyze numbers, charts, and areas to see where it is most beneficial for them to purchase a single-family home and, in return, rent it out for them as a long term rental property. I would say I’m most known for creating fun real estate social media content. Most will say I bare off tracks of the norm when it comes to online social media posts. I enjoy putting trendy music no matter the genre and capturing eye-appealing touches of real estate, not just the standard “hey here’s a few pics of this home. You should buy it ” type of realtor posts. And I think this has separated me a lot on social media, especially with people around my age group. They feel as if I can understand them more.

Is there a characteristic or quality that you feel is essential to success?
I truly believe that knowledge is key to success in a business like real estate. Apply knowledge with consistency and honesty and you are on the way to becoming successful in any business you decide to go after.
