Today, we’d like to introduce you to Anna Nezhyva.
Hi Anna, so excited to have you with us today. What can you tell us about your story?
I began my journey in the construction industry as an assistant to the talented interior designer Natasha Broman. Working alongside her, I was introduced to the intricacies and beauty of construction. Together, we embarked on numerous projects, each one more beautiful than the last. Over time, I transitioned into the role of project manager, where I had the opportunity to oversee construction projects in collaboration with general contractors.
As I delved deeper into the field, I realized the vast amount of knowledge I had yet to acquire, particularly in the complex realm of the construction business in Florida. During this period of self-discovery, I had the privilege of representing Joe’s Pizza for their inaugural location in Wynwood. It was here that McKenzie Construction recognized my abilities and graciously took me under their wing, providing invaluable mentorship and guidance.
After spending several years immersed in the American corporate world, learning the nuances of construction estimates and project management from industry leaders, I came to a profound realization. My true passion lies in facilitating the permit acquisition process and rectifying violations for individuals unfamiliar with Florida’s construction codes and city regulations. From the City of Miami Beach to the City of Miami and beyond, I found fulfillment in helping countless individuals navigate the bureaucratic maze of construction permits and legalizations.
Since December 2023, I have been at the helm of my own company, dedicated to assisting hundreds of clients in obtaining their construction permits and resolving violations. Through this endeavor, I have had the privilege of educating our community on adhering to Florida’s building codes and municipal rules, thereby fostering a culture of compliance and safety.
Can you talk to us about the challenges and lessons you’ve learned? Looking back, would you say it’s been easy or smooth in retrospect?
I am fortunate to have traversed a relatively smooth road in my career journey, largely due to my passion for learning and commitment to following rules and regulations, particularly within the construction industry. I find great fulfillment in studying and adhering to codes and standards, recognizing their crucial role in ensuring safety and quality in construction projects.
With each project, I encounter diverse challenges and obstacles. However, I approach each situation with a problem-solving mindset, drawing upon my knowledge, experience, and resourcefulness to find innovative solutions. Whether it involves overcoming regulatory hurdles, managing project complexities, or addressing unforeseen issues, I am committed to finding the most effective path forward.
Ultimately, my job is not just about completing projects; it’s about delivering solutions that meet the needs of clients while adhering to the highest standards of safety, quality, and compliance. Through continuous learning, adaptability, and a dedication to excellence, I strive to navigate the ever-changing landscape of construction with confidence and success.

Where do you see things going in the next 5-10 years?
Digitization and Automation: There will be a continued trend toward digitization and automation of permit application processes.
Many local government agencies are already implementing online portals and digital platforms for submitting permit applications, which streamlines the process and reduces paperwork. This trend is likely to continue, with more agencies adopting digital technologies to improve efficiency and accessibility.
Sustainability and Green Building Practices: As concerns about climate change and environmental sustainability grow, there will be an increasing focus on green building practices and sustainable construction methods. This may lead to changes in permit requirements to incentivize or mandate the use of eco-friendly materials, energy-efficient systems, and sustainable design principles.
Increased Regulation and Compliance: With growing concerns about safety and building standards, stricter regulations and compliance requirements for obtaining permits may exist. This could include enhanced scrutiny of construction plans, more stringent inspection protocols, and a greater emphasis on adherence to building codes and regulations.
