Inspiring Conversations with Victoria Chierico of Colonial Sunset INC/ Colonial Sunset Apartments, VC storage

Today we’d like to introduce you to Victoria Chierico.

Hi Victoria, so excited to have you with us today. What can you tell us about your story?
It all started many years ago with my amazing grandmother, Barbara Miller! She is the one who taught me everything I know and inspired me to be the leader I am today. Starting at the age of 18, she grew 4 rental units to a total of 84 units between 1949 and 2019. Every time I would visit her, I would watch her work and aspire to be just like her when I grew up. We would sit at her kitchen table and talk for hours about everything she had done throughout her life and how I can achieve even more, she always wanted the best for myself, and all her children and grand children.
In 2019 when she past away, she left her buildings to my father, with the wish that we would carry on her legacy for generations to come.

I started working at 15 years old a a hostess in a restaurant, young and hungry for more. Over my 2.5 years with the restaurant I worked my way up the ladder from the front door to ultimately making schedules and managing the other hostess’

In 2018 I moved to Miami for college and I started work at Colonial Sunset Apartments under my father’s tutelage. My first tasks were doing things like spraying weeds, and painting apartments. At the time I was a part time student at both FIU and MDC finishing my bachelors in Business administration.

In 2021 when I graduated from FIU I came to work full time as the assistant leasing manager and learned how fun and rewarding it is to help families find their new homes and move them in. I love being able to assist with deals, dates and be a concierge of kindness and assistance throughout the move in process.

From 2021 to 2025 I worked my way up to leasing manager and ultimately operations manager for the entire company. In 2021 I brought an online portal to the company, which upgraded the entire operation from thousands of papers flying around to one seamless online portal and helped grow our 84 units to a new total of 204!!

I work along side my dad, best friend, and mentor, Richard Chierico, son of Barbara Miller, and love what I do each and every day.
In 2022 I started the Colonial Sunset Apartments instagram (@colonialsunset) and brought “Tenant Appreciation Events” to our residents! Each month or each holiday (as time permits) I raffle away gift certificates off of the following months rent, flatscreen TVs, ring doorbell cameras, Holiday themed gift baskets, gift cards, and more!

I started to do it to expand our brand awareness and grow the sense of community amongst the properties and tenants, as well as to have a central gathering place on social media for everyone to communicate and show our residents that we really do appreciate them and want to create this wonderful community for everyone to live amongst!

In 2025 I started a new storage business on my own, Victory Storage, I currently have 4 units that I rent on a month to month basis and plans to expand and purchase an additional 12 units by the end of 2026!

My average day consists of leasing the apartments, cold calls, walk ins, social media events planning, managing the Maintenance team which ranges from 6-11 guys depending on what projects we have going on, overseeing the employees in the leasing office (2), tenant retention, and working alongside the owner (my father).

This is one of the most rewarding things I could do and I am in love with my career.

We all face challenges, but looking back would you describe it as a relatively smooth road?
Moving to Miami full time at 18 and wanting to be in real estate and sales but not knowing exactly where to start was definitely challenging.
Growing up, I didn’t have the best relationship with my dad, it wasn’t bad, but we were not close by any definition of the word.

Though, during my time in college I shared my plans, my dreams, and my aspirations with him, and that was the best thing I could have ever done. With over 40 years of experience in real estate and development he is a wealth of knowledge and gave me a lot of great ideas.

After graduating and being offered the opportunity to work here as an assistant, in his company, even with my degree, I was grateful but I was also so disappointed that I had to start at the bottom. I worked 60 hour weeks trying to prove myself and prove I was an asset to the company. I’d go above and beyond, because as the owners daughter, people assumed I wouldn’t be good at what I was doing, or that things were just handed to me, like I’d get paid to do nothing. That was the opposite of the truth. Opportunities were handed to me, yes, but it was my job to learn how to turn those opportunities into revenue.

Over the few months we were converting from paper to online systems, I was in the leasing office inputting data until almost 10pm most nights. It was hard! It was a lot of work and unlike anything I had done before.

People and sales come naturally to me, but when it came to implementing an entire new way of operating the business, it was one of the hardest and longest processes I have ever faced.

Then came the task of being the new “I.T” girl and personally setting up the portal on the phone of every resident over the age of 50 and or Spanish speakers, it was sooo much more work than the paper files were for the first year, but as time has passed, it the best thing we could have done. Integrating an online portal brought our business into a new age of technology and ease.

Working with family can be HARD, my dad and I are very alike and very different at the same time. Like most high level individuals we are both very opinionated and want everything done perfectly and our own way, we but heads a lot. That said, I wouldn’t want it any other way because I learn new things from him every single day and I am extremely lucky to be able to call my dad my best friend and business partner.

Great, so let’s talk business. Can you tell our readers more about what you do and what you think sets you apart from others?
I am known as “that North Miami Beach Apartment Girl”

What sets me apart from other real estate professionals, landlords, and property managers, is my concierge of kindness and assistance from showing you the apartment for the first time to moving your family in and giving you the keys, to writing a recommendation letter when you are ready to upgrade or buy a home. I always tell my employees, “Go 100% of the way, or don’t go at all.” Anything less keeps you stuck in the middle, where nothing grows, and you’re left questioning a lot.

What sets me apart is first my age, I am only 27, and also my Tenant Appreciation Events, I have never seen anyone else be as interactive with their residents than I am, and my residents appreciate it.

I pride myself on my accessibility to all residents, I have a 24/7 text line that comes directly to myself for any leasing questions, concerns, or maintenance needs.

I offer studio apartments, one bedrooms, two bedrooms, and storage units for rent from San souci (North Miami) to Hollywood.
I work closely with many other landlords so even if I don’t have exactly what you are looking for, I know someone who does!

Is there anything else you’d like to share with our readers?
People ask “Are leaders born or are they made?” and in my case they are both true. I was born into this amazing family with the opportunity to grow my skills, knowledge and ability to lead and that’s exactly what I did and more!

I would love to be featured to grow our brand awareness, as well as to celebrate my accomplishments and give credit to my amazing late grandmother Barbara miller, and My father Richard Chierico, none of this would be possible without either of them!

My grandmother first thought to be a landlord when she was only 14 years old, after her father past away and their family needed more money to make ends meet. She moved her little sister Nancy into her room and rented out Nancy’s room to make a little money and help her mom pay the bills. It was rented for $15 per week back in 1944. After seeing how that business model went, and working hard as an assistant during the next 4 years, at 18 she encouraged and helped her mom to buy an 8 room rooming house in st albans queens (NY) and her ideas kept growing!

Years later her and my grandfather moved to Miami and grew their business even more buying more units, growing a family and creating this amazing legacy for me to live up to!

Her mind was one of a kind, she is my role model, and i aspire to be just like her one day
