Hidden Gems: Meet Alina F. Nuñez, Esq. of Nuñez Estate Law and Title

Today we’d like to introduce you to Alina F. Nuñez, Esq..

Hi Alina F., thanks for joining us today. We’d love for you to start by introducing yourself.
I was never one of those individuals who always knew they wanted to be a lawyer. In fact, I wanted to be an actress. But once I started working at my first law firm at the age of 18, I started to realize that maybe being a lawyer wasn’t such a bad career choice. Throughout undergrad and law school I worked at various law firms and gained experience. I graduated law school in 2003 and hit the ground running working at a mid-sized law firm specializing in Real Estate Law and handling complex residential and commercial transactions. Over my years as an attorney I handled cases involving commercial litigation, evictions and other real estate related matters. In 2014 I finally decided it was time to open my own firm and that is when Nuñez Estate Law & Title was born. In addition to my years of experience in real estate law, I added the areas of estate planning and probate law to my practice. Having had a father who suffered from Alzheimer’s, I knew the importance of being prepared and having your estate planning in order. I knew that through estate planning and probate I wanted to help individuals and families going through the difficult time of having lost a loved one or planning for the inevitable future. I wanted to be their peace of mind during this turmoil.

Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
Whenever I get asked this question, I can’t help but laugh and think about that meme “A Day in the Life of an Entrepreneur” where it’s an up and down line that starts off with “I’m excited” then drops to “Ugh! This is hard” then jumps up to “It’s working” then drops to “I messed up”, etc. You get the picture. It’s been a roller coaster. Some days are better than others, but I wouldn’t get off this ride for anything. Some of the struggles I have faced are knowing when it’s time to hire more people and face the fears of spending money to support the growth of the business. To be able to do all the tings that it takes to be an entrepreneur and run your own business while still having to practice law. A turning point was when I realized I cannot do everything myself and started hiring staff to help with marketing and bookkeeping and delegating those tasks so I could focus on what I do best, practice law.

Alright, so let’s switch gears a bit and talk business. What should we know?
My firm specializes in estate planning, probate administration, guardianships and all aspects of real estate law and title services. Where do you see things going in the next 5-10 years?
In estate planning, there’s a huge “wealth transfer” underway. Baby Boomers and older generations will be passing down trillions in assets to younger generations and this means more demand for sophisticated estate planning, especially around trusts, tax planning, and business succession. Also, because of potential changes to federal estate tax exemptions in 2026, many high-net-worth clients are “front-loading” sophisticated estate planning now, such as trusts, irrevocable vehicles, etc. More high-income households are relocating to South Florida driven by tax advantages, lifestyle appeal, and business opportunities. Who doesn’t want to live in Miami!

As for our real estate market, here in a South Florida we have always been in a unique position. South Florida’s ultra-luxury real estate continues to attract global buyers and according to recent data, a significant portion of condo units in new developments are being purchased by international and high-net-worth individuals. There is also an increasing pressure (and opportunity) to build more affordable housing in South Florida. For instance, in places like Little Haiti, there are large-scale redevelopment plans that combine mixed-use commercial and residential space with affordable units. As central neighborhoods become more expensive, developers are looking to the edges of the city to build mixed-use, transit-oriented communities.
